  1. Know which licence to apply for in Yukon

    All real estate agencies and professionals trading in real estate in Yukon must hold a valid licence.

    There are 3 types of real estate licences in Yukon:

    • agency licence;
    • agent licence; and
    • salesperson licence.


    Review the information below to make sure you apply for the correct licence.

    Note: Agencies and their designated agents must apply for new licences at the same time. The agency must then include the agent's application with its complete application package.


    Agency licence

    This licence is for real estate businesses working in Yukon. An agency can be a corporation, partnership or sole proprietorship.


    Agent licence

    This licence is for a real estate agency's designated representative. An agent can be an agency’s only employee or can manage 1 or more salespersons. Some Canadian jurisdictions refer to a real estate agent as a real estate broker.


    Salesperson licence

    This licence is for a real estate professional who will work under a real estate agent (broker).

  2. Determine if you're eligible

    We accept new applications on an ongoing basis. You must renew your licence every year. All real estate agency licences expire annually on March 31.



    You can apply for a real estate agency licence if the business meets the following requirements.

    • The business is registered either under Yukon’s Partnership and Business Names Act or the Business Corporations Act.
    • The business keeps a physical office in Yukon.
    • The business has chosen a designated representative who is applying for a Yukon real estate agent licence at the same time. 
    • All others trading in real estate on behalf of the business hold a real estate salesperson licence. This includes business partners, members of the board of directors and employees.


    If you’ve had any complaints, disciplinary or criminal action against you:

    • we’ll assess your eligibility for registration or licensure on a case-by-case basis; and
    • you may not be approved for registration or licensing.

  3. Complete the application form

    Complete all sections of the real estate agency application form. Do not leave a section blank. You may enter “not applicable” when it’s relevant. We may return incomplete applications.



    • A partner, member of the board of directors, or owner of the business, must complete all sections of the form.
    • Ensure whoever completes the form is at least 19 years old.

  4. Provide all other required supporting documents

    You must also provide the following with your application.


    Current photo ID

    • Provide 1 copy of current photo ID for all of the following:
      • the owner(s);
      • business partners; and
      • members of the board of directors.
    • The ID must be issued by a territorial, provincial or federal government body.
    • The ID must show each person’s current legal name.
    • We do not accept a healthcare card as a form of ID.


    Real estate agent licence application

    All real estate agencies working in Yukon must have a designated representative who holds a valid Yukon real estate agent licence.


    Proof of surety

    • Download the surety bond form.
    • An insurance company licensed in Yukon must issue the surety bond.
    • The bond must be in 1 of the following amounts:
      • $10,000, if the business will employ 0 – 1 real estate salespersons;
      • $20,000 if the business will employ 2 – 10 salespersons; or
      • $40,000 if the business will employ 11 or more real estate salespersons.

  5. Pay your fees



    Annual real estate agency licence fee:

    • To do business within a Yukon municipality: $25.
    • To do business outside of a Yukon municipality: $110.
    • If you will do business in both: $135.


    How to pay

    You can pay by:

    • cheque;
    • credit card;
    • cash; or
    • debit.


    • Complete the payment information form.
    • Provide a cheque in the appropriate amount made out to the Government of Yukon.
    • We will cash the cheque after we issue your licence.

    Credit card

    • Complete the payment information form.
    • If you submit your application in-person, by courier or mail, you may include your credit card info on your payment information form.
    • We will take payment after we issue your licence.


    • You can only pay by cash or debit if you can pay in person at our office in Whitehorse.
    • Complete the payment information form.
    • After we issue your licence, we will hold it at our office. We will take payment by cash or debit when you pick it up. 

  6. Submit your complete application package


    Prepare your application package

    Your complete application package must include:

    • your completed application form;
    • all supporting documents; and
    • your payment form.


    We typically process applications within 10 business days. We'll confirm you've met all legal requirements before issuing a licence. We may return your application if you've not provided all the required documentation.
