  1. Know which licence to apply for in Yukon

    All real estate agencies and professionals trading in real estate in Yukon must hold a valid licence.

    There are 3 types of real estate licences in Yukon:

    • agent licence;
    • salesperson licence; and
    • agency licence.

     

    Review the information below to make sure you apply for the correct licence.

    Note: Agencies and their designated agents must apply for new licences at the same time. The agency must then include the agent's application with its complete application package.

     

    Agent licence

    This licence is for a real estate agency's designated representative.An agent can be an agency’s only employee or can manage 1 or more salespersons. Some Canadian jurisdictions refer to a real estate agent as a real estate broker.


    Salesperson licence

    This licence is for a real estate professional who will work under a real estate agent (broker).


    Agency licence

    This licence is for real estate businesses working in Yukon. An agency can be a corporation, partnership or sole proprietorship.

  2. Determine if you're eligible

    We accept new real estate agent applications on an ongoing basis. You must renew your licence every year. All real estate agent licences expire annually on March 31.

    If you’ve had any complaints, disciplinary or criminal action against you:

    • we’ll assess your eligibility for registration or licensure on a case-by-case basis; and
    • you may not be approved for registration or licensing.

     

    Eligibility

    All real estate agencies trading in real estate in Yukon must have a licensed real estate agent. This agent acts as the agency’s designated representative.

    You can apply for a Yukon real estate agent licence if you meet 1 of the following sets of requirements.

    You:

    • are at least 19 years old;
    • will work for a real estate agency licensed in Yukon as a designated agent;
    • will work for an agency that will not employ another real estate agent; and
    • have held a Yukon real estate salesperson licence for at least 1 year before submitting the application.

     

    Or you:

    • are at least 19 years old;
    • will work for a real estate agency licensed in Yukon as a designated agent;
    • will work for an agency that will not  employ another real estate agent;
    • hold a current real estate broker licence or the equivalent in another Canadian jurisdiction;
    • are in good standing in that jurisdiction; and
    • have completed the Yukon real estate statutes pre-licensing course and exam. (To register for the exam, email realestate.plra@gov.yk.ca.)

     

  3. Complete the application form

    Complete all sections of the real estate agent application form. Do not leave a section blank. You may enter “not applicable” when it’s relevant. We may return incomplete applications.

  4. Provide all other supporting documents required

    Provide the following with your application if you do not currently hold a Yukon real estate salesperson licence.


    Current photo ID

    • Provide 1 copy of current photo ID.
    • The ID must be issued by a territorial, provincial or federal government body.
    • The ID must show your current legal name.
    • We do not accept a healthcare card as a form of ID.

     

    Certificate(s) of standing

    We require this from all licence applicants.

    A certificate of standing is an official document that includes:

    • your registration and licensing history;
    • any limits and restrictions on your licence; and
    • any complaints or disciplinary action against you.

     

    Ask the regulatory body of each jurisdiction you’re licensed in to provide a certificate.

    • You must provide a certificate for each jurisdiction.
    • Each certificate must be dated no more than 90 days before your application.
    • Have the regulatory body send the certificate(s) directly to Professional Licensing and Regulatory Affairs.
    • We do not accept certificates of standing submitted by applicants.

     

  5. Pay your fees


    Fees

    Annual real estate agent fees:

    • To do business within a Yukon municipality: $25.
    • To do business outside of a Yukon municipality: $110.
    • If you will do business in both: $135.

     

    How to pay

    You can pay by:

    • cheque,
    • credit card,
    • cash; or
    • debit.


    Cheque

    • Complete the payment information form.
    • Provide a cheque in the appropriate amount made out to the Government of Yukon.
    • We will cash the cheque after we issue your licence.


    Credit card

    • Complete the payment information form.
    • If you submit your application in-person, by courier or mail, you may include your credit card info on your payment information form.
    • If you submit your application by email or fax, do not include your credit card info on your form. We will contact you for your credit card info.
    • We will take payment after we issue your licence.
       

    Cash/debit

    • You can only pay by cash or debit if you can pay in person at our office in Whitehorse.
    • Complete the payment information form.
    • After we issue your licence, we will hold it at our office. We will take payment by cash or debit when you pick it up. 
  6. Submit your complete application package


    Prepare your application package

    Your complete application package must include:

    • your completed application form;
    • all supporting documents; and
    • your payment form.

       

    How to submit

    • Give your application package to your agency.
    • Your agency must submit your agent application package with the agency's application.

     

    We typically process applications within 10 business days. We'll confirm you've met all legal requirements before issuing a licence. We may return your application if you've not provided all the required documentation.
