Modest design guidelines

The Yukon Housing Corporation offers loans for first time home buyers or builders who are not able to get a mortgage from a bank. The home must meet these modest design guidelines.

Price of the home

The home must not exceed the average real estate price by home type. You can find this average price by looking at the Bureau of Statistics previous quarter average. This is how we determine the average real estate price.

Floor areas

The maximum floor areas must not exceed the following:

  • Bachelor or 1 bedroom: 750 ft2
  • 2 bedrooms: 1,100 ft2
  • 3 bedrooms: 1,650 ft2
  • 4+ bedrooms: 2,300 ft2

These maximum floor areas may be exceeded by up to 20% if the home you want to buy or build already exists and by up to 12% if the home you want to buy or build has accessible features. Email yhhouse@gov.yk.ca to make sure the home you want to buy or build meets these requirements.

Amenities

Your home must include.

Materials and construction techniques that are:

  • simple, efficient and durable
  • easy to build and maintain
  • minimal in cost

Without sacrificing:

  • some architectural expression
  • performance of building
  • comfort of residents

We encourage energy efficient construction and sustainable design principles.

Designs with these amenities will not be approved for loans:

  • garages with a floor area greater than 450 ft2
  • more than 3 bathrooms
  • solariums
  • covered balconies
