  1. Know which licence to renew in Yukon

    All real estate agencies and professionals trading in real estate in Yukon must hold a valid licence and renew it every year.

    There are 3 types of real estate licences in Yukon:

    • agency licence;
    • agent licence; and
    • salesperson licence.

     

    Review the information below to make sure you renew the correct licence.

    Agency licence

    This licence is for real estate businesses working in Yukon. An agency can be a corporation, partnership or sole proprietorship.

    Agent licence

    This licence is for a real estate agency's designated representative.

    An agent can be an agency’s only employee or can manage 1 or more salespersons.

    Some Canadian jurisdictions refer to a real estate agent as a real estate broker.

    Salesperson licence

    This licence is for a real estate professional who will work under a real estate agent (broker).

  2. Determine if you're eligible

    All real estate agencies in Yukon must hold a licence and renew it every year.

    Renewal period

    All real estate agency licences expire annually on March 31. Submit your renewal application before March 1. This ensures we can process your application before your licence expires. It’s illegal to work in the new licence year before we have issued your new licence.

    Eligibility

    A real estate agency can apply to renew its licence if it meets the following requirements. An agency can be a sole proprietor, partnership or corporation.

    • The business holds a current Yukon real estate agency licence.
    • The business is good standing under Yukon's Partnership and Business Names Act or the Business Corporations Act.
    • The business keeps a physical office in Yukon.
    • The business has a designated representative who holds a Yukon real estate agent licence.
    • All others trading in real estate on behalf of the business hold a real estate salesperson licence. This includes business partners, members of the board of directors and employees.
  3. Complete the renewal application form

    Complete all sections of the renewal application form. Do not leave a section blank. You may enter “not applicable” when it’s relevant. We may return incomplete applications.

    Tips

    • A partner, member of the board of directors, or owner of the business must complete all sections of the form.
    • Ensure whoever is completing the form is at least 19 years old.
  4. Provide all other supporting documents required

    Annual report to auditors form

    • Download the report to auditors form.
    • Work with your financial auditor to complete this form.
    • When complete, submit the statement with your entire application package.

     

    Proof of surety

    • Download the surety bond form.
    • You must have an insurance company licensed in Yukon complete the form.
    • Ensure the proof is updated from previous year.
    • The bond must be in 1 of the following amounts:
      • $10,000, if the business will employ 0 – 1 real estate salespersons;
      • $20,000 if the business will employ 2 – 10 salespersons; or
      • $40,000 if the business will employ 11 or more real estate salespersons.

  5. Pay your fees

    Fees

    Annual real estate agency licence fees:

    • To conduct business within a Yukon municipality: $25.
    • To conduct business outside of a Yukon municipality: $110.
    • If you will conduct business in both: $135.

    How to pay

    You can pay by:

    • cheque;
    • credit card;
    • cash; or 
    • debit.

    Cheque

    • Complete the payment information form.
    • Provide a cheque in the appropriate amount made out to the Government of Yukon.
    • After we issue your licence, we'll cash your cheque.

    Credit card

    • Complete the payment information form.
    • If you submit your application in person, by courier or mail, you may include your credit card info on your payment information form.
    • If you submit your application by email or fax, do not include your credit card information on your form. We'll contact you for your credit card info.
    • After we issue your licence, we'll take payment.

    Cash or debit

    • You can only pay by cash or debit if you can pay in person at our office in Whitehorse.
    • Complete the payment information form.
    • We'll hold your licence at our office after we issue it.
    • We'll take payment by cash or debit when you pick it up.
  6. Submit your complete renewal application package

    Prepare your renewal application package

    Your complete application package must include:

    • your completed application form;
    • all supporting documents; and
    • your payment form.

     

    We typically process applications within 30 business days. We'll confirm you've met all legal requirements before issuing a licence. We may return your application if you’ve not provided all the required documentation.
