Government of Yukon promotes diverse housing opportunities with opening of sale by tender of Whitehorse’s 2 Klondike Road

The Government of Yukon is committed to addressing the housing pressures that Yukoners are facing while also enhancing the wellbeing of communities across the territory. As part of this commitment, the Yukon government is announcing a development opportunity for 2 Klondike Road, formerly the Macaulay Lodge, located in Whitehorse’s Riverdale neighbourhood. The lot is now available for purchase through a tender process.

The lot is zoned to allow for mixed commercial and residential uses and requires that any commercial use be accompanied by residential use. These zoning requirements will help contribute to housing diversity and availability in Whitehorse.

The Government of Yukon strongly encourages potential purchasers to consider opportunities for funding programs from the Yukon Housing Corporation, Canada Mortgage and Housing Corporation and incentives from the City of Whitehorse that promote affordable, social and supportive housing.

This tender process is part of the Yukon government's ongoing efforts to help build a sustainable housing future.

The much-anticipated release of 2 Klondike Road provides an exciting opportunity for new development in Whitehorse. Situated close to services, public transportation and bike paths, this mixed-use lot will provide an ideal location for new housing and commercial development in Riverdale.

Quick facts 
  • The 0.45 hectare lot is now ready for sale to be developed as a new mixed commercial and housing development.

  • The minimum bid price is set at the market value ($1,080,000). 

  • 2 Klondike Road is the site of the former Macaulay Lodge long-term care facility, which was demolished in September 2022. 

  • After demolition, the parcel was consolidated into one large lot (Lot 24) from five smaller lots and rezoned from "Public Service" to "Comprehensive Neighbourhood Commercial site-specific" zoning which aligns with the Official Community Plan designation and allows for a range of uses including supportive housing. 

  • The property will be subject to a three-year Agreement for Sale that requires the purchaser to build a zoning compliant structure within three years. 

  • In spring 2024, following the sale by tender of 2 Klondike Road, the Government of Yukon will be releasing more lots including Phase seven in Whistle Bend.
