Whistle Bend Phase 9 land lottery and tender now open

As part of the Government of Yukon’s ongoing commitment to increase land and housing availability, the Whistle Bend Phase 9 land lottery and tender are now open. Whistle Bend Phase 9 consists of 98 total lots, including 55 single family lots and 13 duplex sites (26 lots) available for land lottery, along with eight townhouse fee simple lots and nine townhouse condominium lots available for tender.

Single family lots range in size between 344 and 1,070 square metres. Duplex sites range in size between 780 to 998 square metres. Townhouse condominium lots range in size from 0.137 to 0.148 hectares. Building commitments for the residential lots are to be completed within three years.

Lottery applications will be accepted in person at the Land Management Branch in Whitehorse or at any of the district offices until September 18, 2025, at 4:30 pm. The lottery and tender draw will take place on September 25, 2025.

Whistle Bend Phase 9 is another important step in our government’s commitment to making more land and housing options available to Yukoners. With more than 1,000 lots over the past five years, this phase will help support our growing population by creating space for many new homes and families. I want to thank everyone who has helped move this work forward – from planning and development, to lot sales, to the builders who will turn these lots into homes.

  • Single family lots are between 344 and 1,070 square metres in size and are priced between $101,136 and $314,580.

  • Duplex sites are between 780 and 998 square metres in size and are priced between $229,320 and $298,652.

  • These lots are subject to a five-year agreement for sale, with a three-year building commitment, which has been determined by the Land Management Branch with the help of the City of Whitehorse.

  • From Whistle Bend phases 1 to 8, approximately 1,200 lots have been released. This includes single-family, duplex, townhouse and multi-housing units.

  • The Government of Yukon works with municipalities and First Nations to develop new residential neighbourhoods and commercial and industrial subdivisions to meet the needs of Yukon communities.
