Government of Yukon tables changes to the Residential Tenancies Act

The Government of Yukon is introducing changes to the Residential Tenancies Act. The proposed changes to the Act include removing the rent cap and allowing no-cause evictions with a six-month notice period. If passed, changes to the Act will come into effect on December 1, 2026.  

These changes are part of the government’s efforts to increase housing supply and affordability across the housing continuum. They also advance the mandate commitment to balance the needs of both tenants and landlords.

These amendments are one part of a broader approach to increase housing supply, improve housing availability and expand housing choice for Yukoners. Alongside investments in new housing construction and other housing initiatives, the proposed changes are intended to support a healthier and more sustainable rental market.
 

The proposed changes will create conditions for a healthy rental market that balances the interests of landlords and tenants. Ending the rent cap and allowing for no-cause evictions encourages landlords to invest in the rental market, while increasing the notice period allows time for tenants to find new accommodations. This is a key government commitment that will improve rental supply across the territory.

  • The changes to the Residential Tenancies Act are subject to legislative approval. 

  • Upon legislative approval, landlords will be able to serve a six-month notice to tenants for a rental increase or eviction as early as December 1, 2026. 

  • Landlords must give notice in accordance with the Act and regulations.
