Residential Tenancies Act coming into effect

The new Residential Tenancies Act is in effect as of September 1, 2025. The legislation replaces the Residential Landlord and Tenant Act.

The renewed Act aims to balance the interests of both tenants and landlords while providing protections and security for people living in rental housing and those taking on the role of providing housing for others.

The new Act no longer allows for evictions without cause. Instead, it offers reasonable ways to end tenancy agreements for both the landlord and tenant. It introduces a rent control regulation based on inflation. There is now a separate section relating only to a mobile home site tenancy which addresses the unique requirements to those rental agreements. Yukoners will also see that pet deposits can now be accepted and electronic transfers can be used to return deposits.

These changes were determined through stakeholder meetings, public engagement and research from other jurisdictions.

New resources on Yukon.ca are available, including new information and forms. Tenants and landlords are encouraged to review the information to ensure all parties understand the new Act. For additional questions or clarification, people can contact the Residential Tenancies Office.
