Amendments to the Residential Tenancies Act receive assent

Last updated: 2026-11-05

Bill 8, which contains amendments to the Residential Tenancies Act, received assent in the Yukon Legislative Assembly on November 5. The changes are intended to support increased investment in Yukon rental housing, encourage participation in the rental market and create more housing options for Yukoners.

These amendments are part of a broader approach to increase housing supply, improve housing availability and expand housing choice for Yukoners. In addition to investments in new housing construction and other housing initiatives for affordable and rent geared to income rentals, the proposed changes are intended to support a healthier and more sustainable rental market.

The targeted amendments remove the cap on rent increases and restore a landlord's ability to end a tenancy without cause. The amendments introduce a six-month notice requirement for rent increases and no-cause tenancy terminations, while continuing to limit landlords to one rent increase per year.

Existing requirements, protections, procedures and dispute resolution mechanisms under the Residential Tenancies Act continue to apply, helping ensure a balanced, predictable and transparent rental framework for both tenants and landlords.

The amendments come into force on December 1, 2026.

We’re acting to reverse the harm that’s been caused by rent control in the rental market and to restore balance for tenants and landlords. This will take time, but the Yukon needs more housing, and increasing the supply of rental housing is a necessary part of the solution. These amendments create conditions that encourage greater participation and investment in the rental market and more housing options by Yukoners for Yukoners.

Minister of Community Services Cory Bellmore
