Move out time

You have until 1 p.m. on the last day of the tenancy to move out of the rental unit. If you haven't moved out by this time, you could be responsible for additional costs the landlord sustains or additional rent costs.

Condition inspection

A condition inspection report records the rental unit’s condition when you move out. This report must be completed and should be done on the day you move out.

Both the landlord and tenant must sign the report. You have two ‘good faith’ opportunities to do the condition inspection and you should always work with the landlord to find a time that works to do the inspection. It is a valuable document if you must apply for dispute resolution.

Your security deposit

How to get your security deposit back

Make sure you and your landlord have completed and signed a condition inspection report. This will ensure you have proof to get your security deposit back.

Once you've moved out you must give the landlord a forwarding address in writing. The landlord has 15 days to do one of the following:

  • return the security deposit, with interest;
  • get your consent in writing to any deductions from the security deposit and return the difference to you; or
  • apply for dispute resolution asking to keep all or some of the security deposit if you don't agree to the requested deductions.
