Apply for a real estate licence

All real estate agencies and professionals trading real estate in the Yukon must:

  • register;
  • hold a Yukon licence; and
  • renew their licence every year.

Apply using the online portal

This licence is for real estate businesses working in the Yukon. An agency can be a corporation, partnership or sole proprietorship.

Eligibility

You must meet all of the following requirements.

  • The business keeps a physical office in the Yukon.
  • The business has chosen a designated representative. This representative, also known as an agent, must apply for a licence and be approved before the agency licence is issued.
  • All others trading in real estate on behalf of the business hold a real estate salesperson licence. This includes business partners, members of the board of directors and employees.

Complaints or actions against you

If you've had any complaints or disciplinary or criminal action against you:

  • we'll assess your eligibility on a case-by-case basis; and
  • we may not approve your registration or licensing.

Documents we require

You'll need to provide the following documents with your application. You must provide these in an electronic format such as JPG, PDF or PNG.

What all applicants must provide

  • Your current government-issued photo ID (not a health care card)
  • If applicable, a copy of 1 piece of ID for each business partner and board member
  • Proof of surety bond

Applying for proof of surety

  • You can download the surety bond form and use it as a guide to apply for proof of surety for your real estate agency.
  • An insurance company licensed in the Yukon must issue the surety bond.
  • The bond must be in 1 of the following amounts:
    • $10,000, if the business will employ 0 to 1 real estate salespeople;
    • $20,000 if the business will employ 2 to 10 salespeople; or
    • $40,000 if the business will employ 11 or more real estate salespeople.

Annual licence fees
  • To do business in a municipality in the Yukon: $25
  • To do business outside of a Yukon municipality: $110
  • If you do business in both: $135

Payment

If we approve your application, we'll email you an invoice for your annual licensing fee. Once you receive this invoice, you can pay through the portal.

 

This licence is for a real estate agency’s designated representative. An agent can be an agency’s only employee or can manage 1 or more salespeople. Some Canadian jurisdictions refer to a real estate agent as a real estate broker.

Eligibility

You must meet 1 of the following sets of requirements.

Option 1

  • You:
    • are at least 19 years old;
    • will work for a real estate agency licensed in the Yukon as a designated agent; and
    • have held a Yukon real estate salesperson licence for at least 1 year before submitting your application.

Option 2

  • You:
    • are at least 19 years old;
    • will work for a real estate agency licensed in the Yukon as a designated agent;
    • hold a current real estate broker licence or the equivalent in another Canadian jurisdiction;
    • are in good standing in that jurisdiction; and
    • have completed the Yukon real estate statutes pre-licensing course and exam with a grade of at least 75 per cent.

  • we'll assess your eligibility on a case-by-case basis; and
  • we may not approve your registration or licensing.

You'll need to provide the following documents with your application. You must provide these in an electronic format such as JPG, PDF or PNG.

All applicants

All applicants must provide their current government-issued photo ID for the agency owner (not a health care card).

All applicants licensed in another Canadian jurisdiction

You must provide your verification of registration. All jurisdictions you're currently licensed in must send this verification directly to Professional Licensing and Regulatory Affairs (PLRA).

This licence is for a real estate professional who will work under a real estate agent (broker).

Eligibility

You must meet 1 of the following sets of requirements.

Option 1

  • You:
    • are at least 19 years old;
    • have lived in the Yukon for at least 3 months before applying for your licence;
    • keep a permanent residence in the Yukon;
    • passed the University of British Columbia Real Estate Trading Services Licensing Course;
    • passed the Yukon real estate statutes exam; and
    • are sponsored by a Yukon licensed real estate agent.

Option 2

  • You:
    • are at least 19 years old;
    • hold a current real estate salesperson licence or the equivalent in another Canadian jurisdiction;
    • are in good standing in that jurisdiction; and
    • passed the Yukon real estate statutes exam;  and
    • are sponsored by a Yukon licensed real estate agent.

All applicants licensed in another Canadian jurisdiction

You must provide your verification of registration, sent directly to Professional Licensing and Regulatory Affairs (PLRA) from all jurisdictions you are currently licensed in.

All applicants not licensed in another Canadian jurisdiction

You must provide your certificate of completion of the University of British Columbia Real Estate Trading Services Licensing Course.

Fees and payment information

Fees

Annual licence fee: $50

Payment

If we approve your application, we'll email you an invoice for your $50 annual licensing fee. Once you receive this invoice, you can pay through the portal.

 

Before you apply for a real estate agent or salesperson licence you must complete the Yukon real estate statutes pre-licensing exam. The passing grade for this exam is 75 per cent.

  1. Create a profile. With your profile you'll be able to:
    • log in to the portal at any time;
    • upload documents;
    • view your registration information; and
    • apply for a licence
  2. Apply for a licence.
    • Follow the steps after clicking on "Apply for a licence" under the "Licensing" tab.
  3. Complete the application form.
  4. Submit the form.

Tips

  • You do not have to submit an application to create a profile on the portal.
  • Prepare your documents ahead of time. Save them first as digital files so that they're ready to upload when you apply.
  • You can take a picture of a document with your mobile device to submit it as a digital document.
